Eden Villa - Senior Citizen Home

Bharathkshemam had purchased 6.67 Acres of land 25 years ago in Aaryampadam, Mundathikode, and planted coconut trees, Teak, Mahagani, Mango & other fruit trees and now it is a patch of greenery & natural fruits. Bharathkshemam Hospital with a laboratory is functioning in this plot for the last 23 years extending medical services to the poor & needy of this locality at a concessional rate OR absolutely free in deserving cases. Since plenty of water is available in this land and the soil is very fertile, vegetable is also cultivated here. Thrissur Government Medical College & Hospital is in the near proximity of this plot – just 4 – 5 Kms.

Since all the basic necessities are available, we thought of starting a retirement home for the aged people – EDEN VILLAS. This is planned in such-a-way that the husband & wife can stay in an independent villa-type house so that their privacy will not be disturbed at the same time they can lead a trouble-free life in the company of like minded people. The senior citizen whose kith & kin are away busy with earning their livelihood, can have a life as happy as they are living with their family. Medical attention available within the compound, 24-hour assistance of trained personnel, calm & peaceful atmosphere, clean & green environment, healthy food made of organic vegetable & fruits, company of like minded people of peer group etc. will help the residents to lead a happy & peaceful life. The children need not worry about their parents since they are in the safe hands of Bharathakshemam.

There will be qualified/trained personnel to attend the inmates’ needs like medical, food, clothing, cleaning, entertainments etc. Children & relatives can visit the couple during the day time. If required, they can stay 1 or 2 days. The inmates can also visit their friends & relatives, with prior permission.

In short, the company undertakes the complete responsibility of the residents of Eden Villas, their physical, medical & spiritual needs. Bharathakshemam is not expecting any profit from this project; but profit gained if any, will be utilized for CHARITY purpose alone. Thus while enjoying a healthy, happy life, the inmates will also get a satisfaction of participating in the charitable activities of Bharathakshemam.

About  “Eden Villas”

  • Definition
  • “Eden Villas” means a project of Bharathakshemam for providing residential space , food and other facilities to the senior citizens.

  • Company
  • means and includes ‘Bharathakshemam’

  • Resident
  • means and includes an individual OR a couple who is permitted to live in the “Eden Villas” on the strength of an agreement executed between the resident and the company and who has consented to abide by the rules & regulations of Eden Villa.

  • Sponsor/Guarantor
  • means any person who enters into an agreement with the company undertaking the entire responsibility with regard to the resident/s, and who have consented to be the sponsor/guarantor in the event of the resident’s mis-behaviour/death. It is the responsibility of the guarantor/sponsor to see that the resident is obeying all the rules & regulations of Eden Villas, behaving properly to keep the harmony and in the case of death of a resident, it is the guarantor’s duty to remove the mortal remains of the deceased from Eden Villa & to make arrangements to bury/cremate the body after observing the last rituals as per their religious rites.

  • Agreement
  • means the Leave & License agreement entered into between the resident and the company. ‘Guarantee Bond’ means an agreement between the guarantor/sponsor and the company, undertaking the entire responsibility about the resident/s.

  • Common illness
  • means Fever, Headache etc.

  • Villas
  • means the houses constructed by the company for residential purpose of the inmates with a single bedroom (with attached bath-room), a living room, a sit-out, measuring about 440 Sq. Ft., fully furnished and having required electrical fittings.

  • Rules
  • means the rules & regulations governing the administration of Eden Villas, framed by the company, subject to changes made from time to time.

  • Executive Committee
  • means a committee formed by the Board of Directors of Bharathakshemam for the smooth administration of Eden Villas.

    Location

    ‘Eden Villas’ is a housing complex constructed by Bharathaskshemam at Aaryampaadam desom, in Mundathikode village Sy. Nos: 55/1, 53/P, Thalappilly Taluk, exactly 18 kilometers north of Swaraj Round, THRISSUR, towards Wadakkanchery direction. Thrissur Government Medical College & Hospital, the new Medical University etc. are located within 4-5 Kms.

    Administration

    The Executive Committee shall administer the Eden Villas. A Manager posted at the site will look after the day-to-day affairs.

    Eligibility

    Any individual completed 65 years of age are eligible for seeking admission. In the case of couples, one of them need be completed 65 years. Relaxation in age may be considered in a very, very special case.

    Application

    Application forms are available at the company’s office at College Road, East Fort, Thrissur – 680 005. The Completed application forms are to be submitted at the same office, alongwith an application money of Rs.5,000/-.

    Admission

    The Admission as a resident in Eden Villas is the sole discretion of Bharathakshemam. Once the application is approved, the following amounts shall be remitted by the applicant or Sponsor before occupying the allotted villa:

  • Admission fee (Non-refundable) Rs. 1,00,000 for 5 years / Rs. 2,00,000 for 15 years
  • Security Deposit (per person) - Rs. 5,00,000 for 5 years / Rs. 10,00,000 for 15 years
  • For couple Rs. 9,00,000 for 5 years
  • For couple one admission fee Rs. 1,00,000 for 5 years / Rs. 2,00,000 for 15 years
  • Mode of payment

    All payments shall be made by cheque/DD payable at Thrissur OR by electronic transfer for credit of our CD a/c No: 269102000000675 with IDBI Bank Ltd., East Fort, Thrissur with IFS code No: IBKL0000269 or CD a/c No: 0084073000001956 with The South Indian Bank Ltd., Thrissur (Main branch) with IFS code No: SIBL0000084.

    Agreement

    On admission, the resident shall execute a ‘Leave & License’ agreement and the guarantor/sponsor shall execute a guarantee bond, both in required stamp paper. The resident on executing the agreement and remitting required amounts, will get the residential right only.

    The guarantor/sponsor will be responsible for the entire acts and the medical treatment of the resident. Also, in extreme cases, to receive the mortal remains of the resident and to bury/cremate the same observing the last rituals of the departed soul.

    Tenure of the stay

    Once the admission to Eden Villas is allowed, the agreement/guarantee bond are executed, and required amounts are remitted, the resident will get the right to stay in Eden Villa for 5/15 years from the date of remitting the amount OR the date of Agreement whichever is earlier. A new agreement with the then prevailing terms & conditions, is to be executed after 5/15 years.

    Food and Maintenance Charges

    A resident, during the first month of stay, will have to remit Rs.3,000/- in advance towards food expenses. From the next month onwards, each one has to take equal share of the monthly food expenses as decided by the food committee inclusive of representatives from the inmates. Food expenses of the guests/by-standers (if any) is to be borne by the resident.

    Regarding Maintenance Charges, the residents of each unit of Eden Villa, has to remit Rs.2,000/- per month towards maintenance charges. This will be computed as per calendar month irrespective of number of days. Maintenance charge is to be paid even if the residents are temporarily staying outside the Eden Villa.

    Health Check-up and Medicine

    Routine health check-up like Blood, Urine, BP, Sugar etc. can be done either Fort-nightly or Monthly at Bharathakshemam hospital within the compound, free of charge. Doctor’s service also is free. Medicines available at the hospital is also free.

    Advanced check-ups, detailed investigations for diagnosis, hospitalization, expensive treatments etc. shall be at the expense & responsibility of the resident OR his guarantor.

  • Refund of Security Deposit

    On termination of the agreement and vacation of the villa allotted, the security deposit amount Rs.10,00,000/- will be refunded IN FULL as detailed in Termination of Agreement WITHOUT INTEREST. The 'Original Receipt' issued by Bharathakshemam at the time of making the deposit, is to be returned.

    After 15 years, if the resident wants to continue the stay at Eden Villa, the Leave & License Agreement executed earlier, is to be renewed in accordance with the then prevailing terms & conditions. The Security Deposit amount of the existing inmates, at the time of renewing the agreement, will EITHER be Rs.10,00,000/- OR 50% of the Security Deposit applicable for the new admissions WHICHEVER IS HIGHER. Additional amount has to bring in, if required.

    Regarding Admission Fee of Rs.2,00,000/-, if the inmate terminates the agreement and vacate the Villa within the trial period of 3 months, Rs.1,50,000/- will be refunded. No refund of Admission Fee after 3 months .

    Termination of Agreement

    The resident can terminate the agreement & leave Eden Villa by serving 3 months notice in writing. Eligible amount as detailed above, will be refunded 3 months after receiving the notice OR on completion of 3 years from the date of agreement , whichever is later.

    Amounts Due

    Any amount spent in addition to the facilities explained above, shall be borne by the resident and to be reimbursed with 7 days of demand. Delay in payment will entitle the company to recover these amounts from the security deposit, with interest @ 12% p.a.

    Disciplinary Proceedings

    The residents as well as the guarantors/sponsors are bound to keep the discipline and peaceful atmosphere of Eden Villas, hence they are liable to obey the rules and regulations stipulated. Any violation will attract disciplinary proceedings which may ultimately lead to termination of agreement.

    Death of Resident

    In the unfortunate event of death of the resident, Eden Villa authorities will inform the matter immediately to the sponsor/guarantor (if not available, the close relatives) and will keep the mortal remains of the deceased person for a maximum time of 3 hours at Eden Villa. Thereafter, the body will be shifted to a nearby mortuary, and if necessary, the body will be kept in a freezer for a maximum period of 3 days at the expenses of the resident. If nobody is coming forth, the body will be buried/cremated in the nearby cemetery on the 4th day.

    Death of guarantor/sponsor

    In the case of death of guarantor/sponsor, it is the duty of the resident to bring in/provide a fresh guarantor and to execute a new guarantee bond by the new person. In the case of death of nominee also, the resident has to change his nomination and a fresh nomination is to be filed.

    Arbitration

    Any dispute OR difference of opinion related to Eden Villa OR the Agreement, shall be subject to Arbitration by the sole arbitrator appointed by the company.

    Exclusion/Litigation

    In the case of any litigation OR filing of suit, or any matter connected to or related to Eden Villas OR the Agreement, its jurisdiction is at the courts in THRISSUR.
